Job Summary

This position is considered a training ground relative to Menemshas general policies and procedures. Within this position the individual will have the opportunity to develop their client service skills, communication skills, technical skills, overall project management skills, plus continued development of construction knowledge.

Individual must have the willingness to service client base and sales volume under the direction and guidance of Senior Project Management / Director of Construction. They must ensure compliance of procedures established by management in regards to safety, profitability, scope, quality and overall construction methods. They must have the ability to communicate to all levels of field personnel, client contacts and internal departments.

A primary goal of this position should be to develop and pursue continuous self-improvement within the field of project management. Included but not limited to estimating, budgeting, scheduling, negotiation, quality control, equipment, construction field management, superior communication and client service.

Essential Duties and Responsibilities

  1. Prepare / Release Subcontractor 'Invitations to Bid'.

  2. Source, contact, phone, email qualified subcontractors to bid project(s)

  3. Prepare Construction documents and supporting project documentation for bid solicitation.

  4. Communicate regularly & effectively with construction project team regarding subcontractor bid coverage.

  5. Orchestrate bid walks to gain subcontractor attendance and project interest, as required.

  7. Attends Pre-Bid meetings with project team, sales, estimator to review project bid documents and strategy

  8. Review subcontractor bids, qualify bids vs. scope, as directed during Bid Phase to support PM/Estimator. Communicate to project team to prepare for response to client RFP.

  9. Coordination, Take-off, Procurement, scheduling and logistics of OFI items as needed (client specific)

  10. Schedule site walks, surveys, and required activities prior to project mobilization, as directed.

  11. Conduct/Attend site walks, surveys, site condition assessments, as directed

  12. Research permit availability/tracking and prepare, submit and/or record documentation for local municipality officers, as required.

  13. Review, document and understand client contract terms. Manage to those terms and ensure adherence to mitigate Menemsha's Liability, (i.e.: Insurance, billing terms, bonds, weekly deliverables from team)

  14. Secure Client, Landlord, Municipality Insurance certificates for project start upon Award.

  15. Document Control- Monitor plan revisions, distribute to field, subcontractors, project team-as directed by PM.

  16. Support field supervision with temp labor, utility and equipment (dumpsters, lifts, porta potty, etc..) needs, as required and/or directed within the project team.

  17. Provide day to day support for field superintendents and Menemsha trade labor resources, as required to support PM, including on site.

  18. Support project team with receiving & processing project submittals for PM Review, as required.

  19. Review/qualify project submittals and submit for architect or client approval, as required.

  20. Secure/Release PO's for Material, Finish purchases, as negotiated and directed by PM

  21. Research, negotiate and procure warehousing, as required

  22. Write/Develop ALL Trade/ Subcontractor Scopes of Work for contract execution, as directed and approved by Project Manager for contract release. (inclusive of minor, major (millwork, drywall, major flooring, and MEP trades)

  23. Write/developTrade/ Subcontractor for Minor Scopes of Work for contract execution, as approved by Project Manager for contract release. (Ex: Inclusive of cleaning, paint, minor flooring scope, FRP, insulation, bath accessories, doors, hardware, concrete cutting)

  24. Qualify and Negotiate subcontractor labor and materials, within budget restraints as directed by PM - (minor scope)

  25. Qualify and Negotiate subcontractor labor and materials, within budget restraints as directed PM (Includes: minor, major, MEP, complex trades)

  26. Prepare construction project schedule. (Approved by PM)

  27. Maintain project schedule updates, % complete. Adjust schedule as needed throughout project duration. (PM review and approval)

  28. Review RFIs, remitted by Field prior to submittal to Architect / Client, as directed to ensure that information is accurate and/or not contained within the construction documentation provided.

  29. Track timeliness of responses for RFI's, change orders, submittals etc.. To support project/program schedule.

  30. Track OFI Items and coordination, manage to scheduling for shipping /delivery.

  31. Support preparation of project/program specific reporting, as required by contract/client/internal. (I.e.: Weekly client reports, project schedule updates, program master schedule updates.) , as directed.

  32. Coordinate timely closeout of project. Track punch list items thru completion. Work with subcontractors, field supervisor for scheduling, as directed/needed

  33. Conduct site walks, progress/conditions, as directed. Communicate site concerns, issues. Partake in providing recommendations to rectify site issues.

  34. Support project management team in preparing for monthly WIP Meetings, ( Pre-WIP Worksheet), as directed. Attend WIP Meetings.

  35. Support Cost Control measures: Monitor General Condition Costs, manage to general conditions budget vs. actual spend. Track trends. Communicate to PM team to determine best practice to mitigate overspending and maintain budgeted general conditions.

  36. Understand Budgeted Labor hours for Menemsha trades/Labor. Hourly Labor, and track adherence to budgeted vs. actual. Communicate trend to Project Manager, as needed.

  37. Provide support to Accounting for subcontractor Lien Waiver collection, as needed.

  38. Responsible for client A/R calls, as directed.

  39. Respond to subcontractor, vendor payment inquiries, as needed.

  40. Support project manager with identifying and preparing client change orders. Reviewing subcontractor documentation, scope, collecting appropriate documentation, preparing for submittal to client, post to job record, maintain and track status of approvals. (PM Approval required prior to client submittal).

  41. Field Expenses - review and approval, as directed.

  42. Support field labor resources with administrative project/program requirements. Provide client specific / project training and direction as needed.

  43. Warranty calls, Research, and fulfill warranty requirements.

Supervisory Responsibilities

Crew labor/Superintendent, as required based upon program scope.

Education & Experience

Higher education and/or certifications related to Construction Management preferred.
