Property/Real Estate/Facilities Manager
Esperer Holdings is a Santa Barbara based company which provides
back office and corporate support to a portfolio of staffing
companies operating nationwide as well as a host of venture
companies that specialize in a variety of products and services. We
are looking for a Property/Real Estate/Facilities Manager to join
our team. This person will oversee the operational aspects of
commercial leases and company owned property as well as have a
leadership role on our facilities team which would include
facilities oversite to all company owed/leased locations.
As the Property/Real Estate/Facilities Manager, you should have
experience in working with brokers and negotiating and managing the
lease process from start to finish for locations nationwide. This
person will be part of our Corporate Services Team which includes
the Facilities Department and be experienced and prepared to
deliver full-service dependable and competent corporate support to
our field office.
Job Requirements: Responsibilities include:
--- Developing a network of commercial lease brokers throughout the
U.S. for partnership in selecting and negotiating new locations
--- Coordinate with Marketing and the RVP the desired location and
"look/feel" for the location. This may include tenant improvements
--- Negotiate the terms of the lease and renewal.
--- Coordinate the execution of the Letter of Intent for new
--- Manage execution of lease agreement, including payment of
security deposit and first month's rent
--- Coordinate with the RVP and Marketing any grand opening
--- Prepare monthly rent files for Accounts Payable team
--- Manage database of leases and monitor for renewals and upcoming
--- Track security deposit refund and dispute any erroneous charges
--- Coordinate any subleases or assignments for new
--- Negotiate any early lease terminations with landlord and manage
process to find new tenant/marketing location
--- Respond to any lease questions from the field
The ideal candidate:
--- 5+ years managing real estate leases and contracts with a
proven track-record of success.
--- Experience in start to finish tenant improvements; from
negotiating the scope with lessor to gathering bids and hiring
contractors and managing the project through completion.
--- Facilities Experience - Manager or supervisor level experience
--- Ability to work under pressure while maintaining a high level
of customer service at all times.
--- Dependable, punctual, self-motivated and goal oriented.
--- The ability to report to our Santa Barbara corporate office
M-F, 8am-5pm (hours may vary as workload necessitates). This is not
a remote position.
--- Customer-service oriented with a problem-solving attitude.
--- Excellent written and verbal communications skills with the
ability to comfortably communicate with leadership teams.
--- Team management skills.

Compensation: $70k-$80k DOE
